The Old Smokehouse, Fish Island, London.

The Old Smokehouse, Fish Island, is a key regeneration zone following the London Olympics. The design of The Old Smokehouse ensured all the criteria set by the London Legacy Development Corporation and the local borough of Tower Hamlets was exceeded. The project has created 45 high-quality homes, with commercial units to the ground floor – many of which will be family-sized units, workspace for small creative businesses, and new public realm in the form of a café and outdoor terrace as well as a shade garden within the central open atrium space. A contemporary communal garden has been designed on the top floor which provides views over the Olympic Stadium itself, whilst creating a more discrete space for residents to use away from the busy streets below.

The area surrounding the site is characterised by low grade former industrial buildings and more recently modern residential housing blocks creating a poor quality, generally incoherent streetscape. The design rationale and concept has been developed in close association with HWO architects to produce a new holistic and sustainable streetscape, fundamental to this was the extension of Wyke Avenue to the south-west. By implementing a new street and footpath link along the northern edge of the scheme the site has helped to create a permeable and visually interesting streetscape which can be used as social spill-out space from the ground floor hub/ meeting area.
